The Buying Bayside approach

Buying Bayside are bayside specialist real estate consultants who act for buyers, not sellers. Buying Bayside helps clients acquire homes that suit their family needs at the lowest possible price and investment properties that maximize investment return and income tax efficiency.

Berivan Yilmaz, is our officer in effective control. Berivan (“Bez”), has worked in bayside real estate for more than ten years and is and is a practising accountant and financial planner as well as a licensed estate agent and member of the Real Estate Institute of Victoria. This means we advise on all aspects of investing, taxation and superannuation and how your property portfolio fits into your overall financial planning strategy.

Bez is supported by Alix Dower and Marcus Conroy, each of whom bring additional skills and background to the Buying Bayside team, including evaluating properties for sale and maintaining our website.

Bez holds a masters degree in accounting, and is also qualified financial planner and an experienced public accountant, practicing as both with the McMasters’ group of solicitors, accountants and financial planners. Bez is an authorised representative of Dover Financial Advisors Pty Ltd, and Australian Financial Services Licence holder, and specialises in financial planning advice for doctors and dentists and other high income professional and business groups.

Bez's unique professional background allows her to advise you on your overall financial position and not just residential or commercial property. We make sure your buying decision fits your overall financial profile and is designed to maximize your long term wealth.  

The Buying Bayside team supports you through the entire process, and liaises with conveyancers, financiers and quantity surveyor (depreciation reports) to make sure you get the best possible service and financial results. We even arrange renting agents for you and make sure you get the best possible rent.

Most clients are from interstate or rural areas and do not see their properties prior to purchase.

An Emphasis on Investing

Buying Bayside specializes in investment properties as well as private homes. Most of our clients have significant property portfolios. (The record number of properties is 30, spread around Australia.) We take a cool and non-emotional approach, and are always prepared to walk away if the price is not right. This is a critical part of our role: its easy to buy a property at auction. You just stop bidding last. Its a lot harder to buy a good property at a good price at an auction. Patience, research, skill and knowledge are required, and you have to know when to stop bidding and walk away. There will always be a better property at a better price.

Even if you are buying a new home you should approach the exercise from an investment point of view and make sure everything is in place for your home to create as much wealth as possible. It's probably the biggest investment you will ever make and it pays to get professional advice on all aspects of the transaction.

The Buying Bayside Experience

The Buying Bayside experience features an integrated approach to residential and commercial property investing that considers:
  1. who should be the investor, considering asset protection, tax planning and land tax issues;
  2. how the property should be financed, with an emphasis on tax efficient financing strategies, and handling finance applications for you using your preferred bank or other lender;
  3. how much you should spend, and what proportion of your overall wealth should be invested in property;
  4. should you invest in property through a self-managed super fund, with or without borrowings;
  5. for self employed business owners and existing investors, integrating property finance strategies with your home loan strategies to lower the total after tax cost of your finance;

The first consultation typically lasts for more than one hour and covers your overall financial planning goals and the specific role of residential property, both as a home and as an investment, in achieving your goals.

Once the plan is settled, Bez gets to work on identifying the best property for you and representing you in purchase negotiations at auction or private treaty. This can take a while. Patience and care is needed, particularly in a fast moving and rising market. It’s easy to make mistakes and pay too much for a property. Paying too much drags down future investment returns and means you are not getting the best from your investment.

The Buying Bayside process typically takes time but patience pays off and we only buy when we are satisfied the purchase meets your personal requirements and is set at the lowest possible price.

Once the property is purchased we meet again to consider how it should be financed and who should own it. If it is an investment property we also consider how to make the most of the tax planning opportunities available to property owners. These strategies are considered and explained in the initial consultation and implemented for you once you have successfully bought your property.
